Every storage tank is a slow race between the anode and the cylinder. The anode is a sacrificial rod that corrodes so the steel tank does not. When it is gone, the tank starts going, and a tank that has started going cannot be repaired.
Almost nobody replaces an anode. It is a straightforward job at around the five to seven year mark that adds years to the unit, and in twenty years of these call-outs we have seen it done maybe a handful of times. That is the single biggest avoidable cost on this page.
What is particular to Penrith is where the units live and what the climate does to them. A system in a roof cavity or against an unshaded western wall spends every summer in air far hotter than the forecast, and heat is hard on electronics, thermostats and seals. It is also why relief valves weep here after a hot run, which is the valve working rather than failing, and why so many people pay for a call-out to be told nothing is wrong.
One thing it is not: hard water. Sydney's supply is soft, averaging around 43 mg/L, so a failed unit here is almost never limescale. If someone quotes you for descaling on that basis, get a second opinion.


Tell us the brand, the rough age and whether it is gas, electric or heat pump. That is usually enough for us to arrive with the part already on the van.
Inside every storage tank is a magnesium or aluminium rod that corrodes in place of the steel. It is doing its job right up until it is consumed, and then the tank is on its own. Most units are scrapped years earlier than necessary because of it.
Checking it is a small job. Replacing it is a bigger one but far cheaper than a changeover, and on a unit between five and ten years old in otherwise sound condition it is usually the best money you can spend on this page. We will tell you honestly when a unit is too far gone for it to be worth doing.
This is the hottest part of Sydney. Penrith recorded 48.9 degrees on 4 January 2020, the highest temperature ever recorded in an Australian metropolitan area, and Western Sydney University measured around 52 degrees a few kilometres north-east of the CBD the same day. Air in an unventilated roof cavity that afternoon was hotter again.
Water in an insulated tank does not care much. Thermostats, control boards, plastic fittings and rubber seals do, and they age faster for it. If your unit sits in the roof or hard against a western wall with no shade, expect the electronics to be the thing that fails rather than the cylinder, and expect it to fail in February.
The temperature and pressure relief valve opens when tank pressure rises past its rating. Heat expands water, so a run of 40 degree days produces exactly that. A weep that starts in a heatwave and stops afterwards is the valve doing its job.
A valve that runs continuously, or runs in mild weather, is a different matter, and it is usually grit holding it off its seat. That will not reseat on its own and it quietly wastes heated water for months. Relief valves are a wear item either way, and five years is a sensible replacement interval.
A lot of the older electric tanks around here run on a controlled-load tariff, which heats overnight when power is cheap and does not reheat during the day. That is fine until the household grows or the routine changes, and then you run out at 8pm every night with nothing actually broken.
The fix is rarely a new unit. It is usually either a tariff change, a boost, or a larger cylinder, and those are three very different prices. Anyone who quotes a changeover without asking what time of day you run out has not diagnosed it.
Jordan Springs, Caddens and Claremont Meadows are substantially all-electric, and a number of them have no gas connection at all. That takes gas storage and continuous flow off the table entirely and makes the real choice electric storage versus heat pump.
In a climate this warm the heat pump case is stronger than it is almost anywhere else in the country, because the warmer the ambient air the less work it does. The constraints are siting it where it gets airflow and thinking about the noise before it goes in under a bedroom window.
Type and size decide most changeovers, and getting either wrong costs you in a way you only notice later. Undersize a tank and you run out mid-shower every night. Oversize it and you pay to keep water hot that nobody uses.
Out here the choice is often already made for you. The established suburbs have gas at the street and room to work around an external unit. The newer estates are frequently all-electric with no gas connection, which narrows it to storage or heat pump.

Almost every home out here runs one of these eight, and which one tells you something about the street. The post-war suburbs through Cambridge Park, Kingswood and Werrington are largely on Rheem, Vulcan and AquaMAX storage tanks, plenty of them old enough that parts stopped being stocked years ago. The newer estates are a different list. Rinnai and Bosch continuous flow where there is gas, and Stiebel Eltron appearing steadily on heat pump installs as the first generation of electric tanks reaches the end of its life.
Elements, thermostats, anodes and tempering valves for the mainstream brands ride on the van, so a repair is usually same day rather than same week. The parts that take a day or two to source are almost always for a tank that stopped being made years ago, which is generally the point at which replacing it is the better spend anyway.

Three things, and they take a minute. If it is electric, check the switchboard for a tripped breaker, and check whether the unit is on a controlled-load tariff that only heats overnight, because a big evening usage day can empty a tank before the next heating cycle. If it is gas, check the pilot or ignition and make sure the gas is on at the meter. If it is a continuous flow unit, check the isolation valves are open. If none of that changes anything, call, and tell us the brand and roughly the age. That decides what goes on the van.
Yes, though not in the way people expect. The tank is insulated, so ambient air does not cook the water. What the heat does is punish everything around it. A unit installed in a roof space or an unshaded western wall cavity sits in air far hotter than the outside temperature on a 45 degree day, and the electronics, the thermostat and the seals age faster for it. Penrith recorded 48.9 degrees on 4 January 2020, the highest temperature ever measured in an Australian metropolitan area. Anything mechanical in a roof cavity that day was well past that.
Usually it is doing exactly what it is for. The temperature and pressure relief valve releases when pressure in the tank rises past its rating, and heat expands water. A slow weep during and after a run of 40 degree days, from a valve that then stops, is normal operation and not a fault. What is not normal is a valve that runs continuously, runs in mild weather, or has been weeping for months, because a valve held open by grit will not reseat and you are paying to heat water that goes down the drain. They are also a wear item and should be replaced roughly every five years regardless.
Age decides it more than the fault does. Under about eight years, most failures are a single part: an element, a thermostat, a valve, sometimes an anode. Those are worth repairing and usually same day. Past twelve years on a storage tank you are typically looking at a corroded cylinder, and there is no repair for that, only a changeover. Between the two we will give you the honest number both ways and let you decide. We are not going to condemn a five-year-old unit because a changeover is a bigger invoice.
Often yes. The NSW Energy Savings Scheme applies an upfront discount to the installer's quote rather than paying you back later: up to $640 when a heat pump replaces an old electric water heater, and up to $330 when it replaces gas, with the exact figure depending on the model. Only installers partnered with an Accredited Certificate Provider can apply it, so ask any quote whether it is included and who the provider is. Heat pumps and solar also generate federal certificates that usually come off the price up front.
Better than most places, and that is not marketing. A heat pump works by moving heat out of the surrounding air, so the warmer the air, the less electricity it uses to do it. A district that runs hot for months is close to the ideal case, and it is the reverse of the problem heat pumps have in cold climates. The two things that matter are siting it somewhere with real airflow rather than boxed into a narrow side passage, and accepting that it makes some noise, so think about which bedroom window it sits under.
Usually the same day for a like-for-like changeover on a mainstream brand, because the common sizes are stocked. It gets longer when the replacement is not like-for-like: moving from a tank to continuous flow needs the gas line sized correctly, and moving to a heat pump needs a suitable location and an electrical connection.
